As your closing approaches, there are some details that need to be attended to:
- Confirm that all required repairs are complete and all invoices/receipts have been forwarded to your agent or that they will be brought to closing
- Confirm with lender that home owner’s insurance requirements have been met, as well as any other outstanding final mortgage conditions
- Contact utility companies for final readings and schedule a transfer to your account. By arranging a transfer prior to the sellers closing their account, you will avoid a re-connect fee.
- Your agent will schedule a pre-closing inspection, sometimes called a “walkthrough”. At this time, you can confirm that everything is in good working order/condition and that all items contractually agreed upon to remain/convey are present. This walk-through is typically conducted just prior to the actual closing.
The closing date is a “ball-park” date that is determined by the closing attorneys and their respective clients. Most closings proceed without incident since all details have been handled and agreed upon prior to this event. Your agent will be present to ensure that everything that was agreed upon stays that way!
